What leasing options are available?
Lease terms start at 12 month options and can be longer.
Do I need a lease guarantor?
We do not allow for guarantors on any of our apartment homes.
Do you offer individual leases?
We do not. All residents who are of the age of 18 or older are responsible for the entirety of their lease term.
What are your application requirements?
The application requirements are clear criminal background, positive established credit history, positive rental history and verifiable gainful employment.
Can I apply online?
The application process is completely online at your own convenience.
How much is the security deposit? Is any of it refundable?
The deposit starts at $500 but can be up to a full month's rent. The deposit is fully refundable pending damages after move out.
Is there an application fee?
A $500 refundable holding deposit is required at the time of application.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
A clear criminal background, positive credit history and renal history as well as verifiable gainful employment with a household monthly income of at least 3x the monthly rent.
Do I have to pay first & last month's rent?
Move in costs consist of first month's rent, security deposit and a $100 lock and key charge.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
The rent payment is due on the 1st of each month via Resident Portal. We recommend using your bank routing and account number.
Is there a late fee for overdue payments? Is there a grace period?
Yes, a $50 late fee is applied by the 30th of each month on any balance due.
Are utilities included?
Heat, hot water, sewer and trash fees are all inclusive.
Is renter's insurance required?
Renter's Insurance of a $100,000 liability coverage is required.
Do you have items I can rent?
N/A
What happens if I need to move out before my lease expires?
Residents are responsible for the entirety of their lease term. Lease breaks are not guaranteed and are reviews on a case-by-case basis.
Can the apartment be sublet or listed on Airbnb or VRBO?
We do not permit any form of subletting.
What are the occupancy limits?

What are the hours for the clubhouse?

The pool is open from Memorial day to Labor day from 9AM to 8PM

Laundry facilities are open 24 hours
What are hours of the leasing office?
The Leasing Office is open Monday - Friday 9:00 AM to 6:00PM , Saturdays 10:00 AM to 4:00 PM.
Do you offer valet trash service and/or recycling?

Residents are responsible for their internet/ WiFi and cable. Xfinity Comcast is the provider for this area.

There is a package room located at the Leasing Office that is open during business hours to receive packages.

All exterior doors are locked and require keys to access.

I need maintenance/emergency maintenance; who do I call?
Call 978-458-8300, wait for emergency Maintenance option if after hours or a Leasing Consultant will assist during office hours.
Do you allow pets? What is the pet policy?
Princeton Park is pet friendly. Contact the Leasing Office for pet friendly options.
What is the parking situation? What about guest parking?
Residents park by permit only. Guests will need to get a guest permit from the Leasing Office.
What is the policy for snow removal?
Vehicles are required to be cleared and moved by 9:00 AM the morning after snowfall of 2+ inches.
Are there building quiet hours?
Qiet hours are from 8:00 PM to 8:00 AM.
What decorations or changes to the apartment are prohibited?
Please contact the leasing office for any questions with alterations to your apartment home.
Are there fees for using the communal spaces?

Are there restrictions for what can be put on balconies or patios?
Patio furniture and potted plants only.
What is the procedure for moving in/out?
Key pick up and drop off is located at the Leasing Office.
Do the apartments have air conditioning?
There is an in- wall AC included in each living room.
Do apartments have USB outlets?

Are washers and dryers available? Are they in the apartments?
Shared laundry is offered in every building.
What appliances are in the ktichen?
Kitchens are furnished with refrigerator, dishwasher, garbage disposal and electric stove. Microwaves are not provided.
Is there a bathtub or just a shower? Are they together or separate?
Each apartment has a combined bathtub and shower
When were these apartments built? Have there been any renovations?
Princeton Park was constructed in 1972.

There is a bus stop located directly in front of Princeton Park.
How much traffic is there in the area? Are there any times during day/night that it is heavy?
There will be some traffic during rush hour (3pm - 6pm) along Middlesex St. and across the Rourke Bridge

How do I pay rent? Can I pay online?
Rent is paid online using the resident portal. You can pay via eCheck, debit or credit card. You may also set up auto-payments.

You can download the resident portal app from the appstore or google play store. You can also visit our website princetonproperties.com and under "Resident Corner" you can select "Resident Portal"
What can I do in my resident portal?
You can pay rent, contact the leasing office and schedule maintenance. You can also upload, view or sign documents.
How do I upload documents in my resident portal?
Once logged in, on the left side of the screen you will click my apartment, then documents and upload document

Am I able to renew my lease? How?
Yes! Lease renewals are typically sent out 60-90 days prior to your current lease ending. During this time the leasing office will contact you to review your renewal.
Can I add occupants to my lease? What is the process?
Yes. As long as it would not cause an over occupancy. To add another person to your lease please contact the leasing office.
Am I able to transfer from my current apartment to a new apartment or building?
Yes! We do allow for apartment transfers. Please contact the lease office for procedures and availability.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
You can place a maintenance request right from your resident portal. Maintenance requests will typically have a 24-48 hour turn around.
What is the emergency maintenance number?

What constitutes an emergency maintenance request?
An emergency maintenance request is anything that requires immediate attention. Examples for emergencies would be water or gas leaks, fire, heat outages in the winter or building structural issues. For any questions regarding maintenance emergencies please contact the leasing office for clarification.
How do I enter a maintenance request online?
On the resident portal, click "My Apartment" then maintenance. You will then click request maintenance and describe the issue you are experiencing.

One sticker per lease holder, up to two per apartment home.

All apartment homes are cat friendly. Select buildings at Princeton Park are dog friendly. Pet rent for a cat is $50 monthly, pet rent for a dog is $75 monthly. Please contact the leasing office for more information on adding a pet to your apartment home
How do I get my packages?
Packages addressed to your apartment can be picked up in the entry way to the building. If a package is addressed to the leasing office you are welcome to pick them up in our package room during business hours.
How does the package concierge work/how do I receive packages?
Packages can be either addressed to your apartment home where they will be dropped off in the building or to the leasing office. If a package is delivered to the leasing office you are welcome to come by any time we are open to pick up your packages.
Can I make spare keys?
You may contact the leasing office or create a maintenance request to have new keys made. Each additional key made will have a cost of $10.
How do I set up or transfer utilities (electric, water, gas, internet)?

Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What can and cannot go down the garbage disposal?
Small food scraps, soft non fibrous foods, ice cubes and (rinds in moderation) CAN go down the disposal. Please refrain from putting hard items, fibrous and/or starchy foods, non-food items along with grease, oil or fats as these can clog the pipes. Please feel free to call our Leasing Office should you have any questions.
What is the smoking policy?
The community is non-smoking
Can I decorate my patio/balcony?
Patio furniture and potted plants are allowed and encouraged.
Can I paint the walls or install my own fixtures?
You are welcome to paint your walls and install fixtures such as TV mounts as long as no major damages occur and they are returned back to their original state/color upon move out.
